Crack injection

Same day-48h

Active leaking cracks are prioritized and often assessed within two days.

Exterior excavation projects

3-10 days

Typical wall-section schedule after approval, utilities, access, and weather are confirmed.

Quote response

1 business hour

We respond during business hours with next steps, budget range, or a site-review booking.

Pricing & Quotes

One of the first things property managers and boards want to know is what the work will cost. These ranges are a starting point for budgeting before the site visit — and they explain what makes the final number move higher or lower.

How much does basement waterproofing cost in Toronto?+

Interior basement waterproofing usually runs $70-$150 per linear foot. Exterior foundation waterproofing usually runs $150-$350 per linear foot. Crack injection starts at $650, sump pump installs often run $1,800-$4,500, and elevator pit waterproofing commonly runs $4,000-$15,000. Access, depth, occupied areas, drainage, phasing, and restoration all affect the final number.

Why do waterproofing quotes vary so much?+

Two quotes can describe very different scopes. One may include excavation, membrane, drainage board, weeping tile, gravel, traffic control, and restoration; another may only include a surface coating. We itemize the quote so boards and owners can see what is included and what is not.

Do you charge for waterproofing quotes?+

Scheduled quote responses are free, and we respond within one business hour during regular hours. Emergency leak call-outs are different because a crew is dispatched right away; those usually run $350-$900 and are quoted before dispatch.

Is the cheapest waterproofing quote usually a bad idea?+

Not always, but it deserves scrutiny. A lower quote may be fine if access is simple and the scope is smaller. It becomes risky when it leaves out drainage, surface preparation, concrete repair, phasing, restoration, or warranty terms. Compare scopes, not just totals.

Interior vs Exterior Waterproofing

If you are trying to decide whether your building needs exterior excavation or an interior drainage system, the answer starts with where water is actually entering — and whether the outside wall is realistic to access. These questions cover the most common decision points.

Interior vs exterior waterproofing — which do I need?+

Exterior waterproofing is usually the most complete fix when the foundation wall is accessible because it stops water before it enters. Interior waterproofing is often the practical choice when excavation is blocked by a neighbouring wall, sidewalk, utilities, landscaping, or when water is mainly entering at the floor-wall joint.

Is interior basement waterproofing a real fix or just a shortcut?+

A properly designed interior drainage system is a real fix for many seepage problems. It controls water by collecting it behind a membrane or at the floor-wall joint and moving it to a sump. It is not the same as repairing the outside face of the wall, so the leak source matters.

When is exterior foundation waterproofing worth the disruption?+

Exterior work is worth it when the wall is accessible, the leak source is outside, and the building needs a long-term repair at the source. It is especially sensible when old coatings, cracks, and failed drainage are all present along the same wall.

Can you quote both interior and exterior options?+

Yes, when both options are realistic. We explain cost, disruption, restoration, warranty language, and expected performance for each so owners are not forced into a single recommendation without context.

How does commercial waterproofing work?+

It starts with diagnosis: where water enters, where it travels, and what access is realistic. From there, we compare exterior membrane, interior drainage, crack injection, garage coating, pit repair, drainage, or sealant work, then provide a written scope with cost drivers, phasing, and documentation.

Warranty, Mess & Trust

When you are spending reserve funds or approving a special assessment on waterproofing, it is reasonable to wonder whether the warranty is real, whether the site will be left in decent shape, and whether the work is actually worth doing. These answers address those concerns directly.

Is the waterproofing warranty transferable?+

Eligible waterproofing scopes include written transferable 25-year warranty language. The exact warranty depends on the assembly, drainage path, access conditions, and whether the recommended scope was completed. We put the terms in writing before work starts.

Will waterproofing crews leave a mess?+

They should not. Waterproofing can be dusty, muddy, and disruptive, but that is not an excuse for sloppy work. Our clean-site guarantee covers protected access routes, contained debris, daily cleanup, and a broom-clean work area at the end of the job.

Is basement waterproofing worth it?+

It is worth it when water entry is recurring, damaging finishes, creating odour or mold risk, affecting tenants, or threatening mechanical, storage, amenity, or commercial lower-level space. It is not worth overbuying a major excavation when a localized injection or drainage repair will solve the real issue. The diagnosis matters.

How do I avoid a waterproofing scam?+

Be cautious with pressure tactics, one-day-only discounts, vague lifetime warranties, and quotes that do not explain drainage or access. Ask for photos, scope details, product type, warranty terms, insurance, and what happens if hidden conditions are found.

Condos, Garages & Special Assessments

Parking garage leaks and condo waterproofing repairs involve more than the building and the crew — boards need to understand what failed, why it matters, and how to explain the cost to owners. These questions cover the most common issues property managers bring to us.

How should a condo board handle parking garage leaks before a special assessment?+

Start with documentation: leak locations, photos, coating condition, concrete damage, drain and expansion joint conditions, repair options, phasing, and budget range. We provide plain scope notes so boards can separate emergency repairs from reserve-fund or special-assessment work.

How much does parking garage membrane work cost?+

Parking garage membrane and traffic coating work commonly runs $12-$35 per square foot. Concrete repair, crack routing, expansion joints, ramps, line painting, traffic control, and cure time all affect the final project cost.

Can garage waterproofing be phased so residents still have parking?+

Usually, yes. Garage programs are commonly phased by level, bay, drive aisle, or traffic zone. The phasing plan needs to account for fire routes, cure times, line painting, resident notices, and accessible parking.

Do you work directly with property managers and condo boards?+

Yes. We provide written scopes, photos, warranty language, insurance documentation, phased schedules, and plain-English notes that can be shared with boards, owners, engineers, and insurers.

Can you help prepare a garage waterproofing assessment for a board meeting?+

Yes. We can document visible leak paths, membrane condition, concrete damage, drain and joint concerns, repair options, cost ranges, and phasing notes so management has practical information before the meeting.

Emergency Leaks

When water is actively entering your building, the first concern is usually just getting someone there quickly. These answers explain what emergency response looks like, what it costs, and what you can expect after the crew leaves.

How fast can you come for an emergency leak?+

Emergency leak response is available 24/7. Across much of Toronto and the GTA, the target arrival is 1-2 hours depending on weather, traffic, call volume, and site access.

What does emergency leak response cost?+

Emergency leak response call-outs usually run $350-$900. We quote the call-out before dispatch. The visit focuses on control, safety, documentation, and whether a same-visit repair is realistic.

Can you permanently fix a leak during the emergency visit?+

Sometimes. Active foundation cracks can often be injected quickly if accessible. Larger exterior foundation leaks, garage membrane failures, drainage problems, and elevator pit issues usually need a follow-up scope after the immediate water entry is controlled.

What should I do while waiting for the emergency crew?+

Keep people away from water near electrical or mechanical equipment, move stored goods if safe, document visible damage, and do not open walls or dig unless instructed. If water is near life-safety systems, building operations and emergency services may need to be involved.
